Plano, Texas Home Values report for November 2014

Housing sales year-to-date dropped 7% compared to the same period last year, with 3,866 properties sold this year. This month, Plano housing sales dipped 1%, with 260 properties sold.

So far this year, new housing listings are at 4,367 in all. New houses listed year-to-date decreased 8% relative to the same period last year. This month, 237 new homes were listed in Plano, which is a 7% drop from last month. This November, there were 265 homes currently listed in Plano, a 7% gain from the previous month. Cumulatively this year, current listings under contract are at 3,723 overall, which is a 6% fall from a year ago. The average home sales price in Plano gained 16%, with the average sales price at $317,361. The average price for a house was approximately $314,030 year-to-date, which is a 9% growth compared to the same month last year.

Cumulatively this year, the percent of asking price received gained 1% compared to the same month last year, with buyers receiving 98.1%of their list price. The percent of original list price received by buyers this month went up 0%, with buyers receiving 97.7%of their asking price. Cumulatively this year, houses spent an average of 34 days in the market until sold, which is a 14% decline compared to the same month last year. The days on market until sale in Plano grew 21%, at 45 days on market until sale. The market supply of homes in Plano fell 30%, with the market supply of homes at 395 homes. There was a 1.2 month supply of homes this November. The month supply of homes this month in Plano went down 25%.
