Plano, Texas Home Values report for December 2014

Homes sold cumulatively this year dipped 6% compared to the same period last year, with 4,150 homes sold so far this year. Plano houses sold went down 9% this month, with 284 houses sold in December of this year.

Year-to-date there, have been 4,557 new home listings overall, which is a 8% decrease from a year ago. In December 2014, 188 new homes were listed in Plano, which is a 7% rise from last month. In total for this year, listed houses under contract have reached 3,918 total, which is a 5% fall from last year. Plano listed homes under contract reached 207 properties this month, which is a 7% growth from the previous month. In total for this year, the average price for a home was about $313,010, which is a 9% rise relative to the same month last year. During December, the average selling price for houses in Plano was approximately $299,449, which is a 4% surge from last month.

The percentage of asking price received by buyers in Plano went up 0% in December 2014, with buyers receiving 98% of their original price. On average year-to-date, buyers sold their houses for 98% of their original price, which is a 1% surge relative to the same period last year. So far this year, the number of days on market until sale was approximately 35 days, which is a 12% decrease relative to the same period last year. On average, houses spent 48 days in the market until sold, which is a 8% surge from last month. The market supply of homes in Plano went down 32%, the current supply of active listings on the market being 317 properties.
