Little Elm, Texas Home Values report for December 2014

Year-to-date there have been 1,585 home sales, which is a 13% gain compared to the same period last year. In Little Elm, 113 properties sold this month, a 43% growth from the previous month.

There were 108 new listings in December 2014, a 24% upturn from last month. So far this year there, have been 2,118 new real estate listings overall, which is a 11% increase compared to the same period last year. So far this year, home sales went up 17% compared to the same period last year, with 1,829 homes sold. This month, there were 116 homes currently listed in Little Elm, a 53% upturn from last month. This December, the average price for a house was about $261,154, which is a 32% growth from last month. The average home sales price cumulatively this year grew 14% compared to the same month last year, with $236,767 being the average home sales price.

Buyers received 97% of their original price during December, which is a 0% increase from last month. On average year-to-date, buyers received 98% of their original price, which is a 0% increase from a year ago. So far this year, housing sales grew 7% relative to the same month last year, at 48 days on market until sale. The days on market until sale during December in Little Elm grew 19%, at 59 days on market until sale. During December, the current supply of active listings on the market was 250 properties, which is a 5% dip from a month ago.This December there was a 1.7 month supply of available homes on the market, which is a 15% decline from the previous month.
