Irving, Texas Home Values report for December 2014

Houses sold year-to-date grew 2% relative to the same period last year, with 1,712 homes sold this year. In December of this year, Irving housing sales grew 19%, with 124 homes sold in December 2014.

New housing properties listed year-to-date grew 4% compared to the same period last year, with 1,712 homes sold. New listings in Irving climbed 13% this December, with 110 properties listed in December 2014. Overall this year there have been 1,759 current listings under contract overall, which is a 3% surge from last year. Listings under contract in Irving went up 17% during December, with 108 homes currently listed under contract this month. The average home sales price year-to-date grew 8% relative to the same month last year, with $240,008 being the average price for a house. In December of this year, the average price for a house was about $279,463, which is a 28% increase from the previous month.

Percentage of asking price received in total for this year went up 0% relative to the same period last year, with percentage of original list prices received at 96%. The percentage of asking price received by buyers in Irving climbed 0% in December 2014, with buyers receiving 95% of their original price. This December, homes spent approximately 78 days in the market until sold, a 43% growth from a month ago. Cumulatively this year, the number of days on market until sale was about 56 days, which is a 1% increase from last year. The market supply of homes was 301 homes, a 24% decline from a month ago.There was a 2.1 month supply of houses in December of this year, a 26% drop from the previous month.
