Garland, Texas Home Values report for November 2015

Home sales year-to-date dipped 2% relative to the same month last year, with 1,966 homes sold. In Garland, 163 homes sold during November, a 10% decrease from last month.

Overall this year, new listings are at 2,400 total. Year-to-date, homes sold dipped 2% compared to the same period last year. There were 166 new houses listed this November, which is a 8% gain from a month ago. Overall this year there have been 2,065 listed houses under contract overall, which is a 3% rise compared to the same month last year. There were 183 listed homes under contract this month, a 31% gain from the previous month. The average home sales price was about $166,280 this month, which is a 10% rise from the previous month. Year-to-date, homes sold rose 10% relative to the same month last year, with $161,713 being the average sales price.

Buyers sold their houses for 99% of their asking price on average so far this year, which is a 2% upturn from a year ago. The percentage of asking price received in Garland rose 0% this month, with buyers receiving 97% of their asking price. The days on market until sale this November in Garland decreased 30%, at 31 days on market until sale. So far this year, home sales decreased 25% relative to the same period last year, at 30 days on market until sale. This November, the current supply of active listings on the market for homes in Garland was 238 homes. The market supply of homes in Garland declined 29%. This month there was a 1.4 month supply of available homes on the market, a 29% fall from last month.
