Garland, Texas Home Values report for November 2014

There were 128 houses sold in Garland in November of this year, a 13% upturn from the previous month. Year-to-date, home sales have reached 1,863 overall, which is a 4% upturn compared to the same period last year.

Cumulatively this year, new home listings are at 2,433 total. So far this year, housing sales increased 5% relative to the same month last year. There were 152 new real estate listings in November 2014, a 6% drop from the previous month. Year-to-date there have been 2,023 current listings under contract in all, which is a 9% growth relative to the same month last year. There were 148 listings under contract this November, a 5% surge from last month. In November 2014, the average home sales price for properties in Garland was about $150,138, a 20% growth from a month ago. So far this year, the average sales price was about $146,951, which is a 12% surge compared to the same period last year.

In November 2014, buyers received 96.7% of their original price, which is a 0% rise from last month. Buyers sold their houses for 97.1% of their listed price cumulatively this year, which is a 1% upturn relative to the same month last year. The days on market until sale in Garland rose 6%, at 51 days on market until sale. Cumulatively this year, the days on market until sale was about 42 days, which is a 19% fall compared to the same period last year. This month there was a 1.6 month supply of available homes on the market. The month supply of houses in Garland declined 30% this November.
