Frisco, Texas Home Values report for November 2014

In November of this year, Frisco houses sold went down 12%, with 272 homes sold during November. Cumulatively this year there have been 4,016 home sales total, which is a 5% decline from last year.

New housing listings this month in Frisco went down 10%, with 235 properties listed this month. New real estate listings cumulatively this year went down 7% compared to the same month last year, with 4,016 properties sold during 2014. Listed houses under contract in Frisco increased 13% this month, with 270 properties currently listed under contract this month. So far this year, listed homes under contract are at 3,951 in all, which is a 4% decrease compared to the same period last year. The average price for a house year-to-date rose 9% compared to the same month last year, the average sales price being $347,027. This November, the average price for a house was about $360,893, which is a 7% rise from last month.

This month, buyers got 97.9% of their list price, which is a 0% increase from last month. Cumulatively this year, buyers sold their houses for 98.1% of their asking price, which is a 1% rise relative to the same period last year. The days on market until sale in November of this year in Frisco increased 13%, at 52 days on market until sale. Year-to-date, homes spent an average of 40 days in the market until sold, which is a 3% dip from last year. The current supply of active listings on the market in November 2014 in Frisco went down 24%, the market inventory of available homes being 479 properties. This November there was a 1.4 month supply of available homes on the market. The month supply of houses in Frisco declined 20% this November.
