Frisco, Texas Home Values report for December 2014

Homes sold in December of this year in Frisco grew 6%, with 279 properties sold this month. So far this year, houses sold went down 4% compared to the same period last year, with 4,295 houses sold.

This December, 196 new homes were listed in Frisco, which is a 11% increase from the previous month. Year-to-date new listings have reached 4,700 in all. So far this year, houses sold fell 6% relative to the same month last year. So far this year, housing sales went down 4% compared to the same period last year, with 4,149 homes sold. The number of current listings under contract in Frisco gained 5%, with 196 properties currently listed under contract this month. The average price for a house year-to-date gained 9% compared to the same month last year, with $348,258 being the average home sales price. In December 2014, the average price for a home for homes in Frisco was approximately $360,610, which is a 8% gain from the previous month.

Year-to-date, the percentage of original list prices received went up 1% relative to the same month last year, with percentage of asking price received at 98%. This month, buyers sold their houses for 98% of their asking price, which is a 0% growth from a month ago. Year-to-date, houses have spent about 41 days in the market until sold, which is a 3% fall relative to the same period last year. On average, homes spent 50 days in the market until sold, a 3% decrease from a month ago. This month, the market supply of homes was 430 homes. The market inventory of available homes in Frisco went down 20%. This month there was a 1.2 month supply of houses, a 17% decrease from last month.
