Frisco Texas Home Values were UP 17% in October over the same month last year with 216 homes selling this month compared to 185 sold this month last year! For the 2011, year to date, overall home sales were UP 5% with 2,482 homes sold compared to 2,365 homes sold last year.

New listings were DOWN 8% for the same period last year with 296 homes listed as compared to 323 listed this month last year. For the year 2011 overall home listings were DOWN 13% with 3,821 homes listed as compared to 4,399 homes listed last year. Listings under contract were DOWN 5% with 194 homes listed compared to 204 homes listed this month last year. Listings under contract for all 2011 were UP 5% with 2,572 homes listed as compared to 2.455 listed for all last year.

The average sales price of homes was DOWN 4% to $278,579 as compared to $288,707 for this month last year. The overall year of 2011 average sales prices were UP 3% to $283,554 as compared to $276,570 last year. Sellers received 94.7% of their asking price this month as compared to 93% this month last year. The average days on the market until sold in September was 81 days compared to 90 days for this month last year DOWN 10%.

The current supply of homes on the market was 900 homes DOWN 33% as compared to 1,346 homes from the same period last year. This is 3.7 month supply of homes on the market DOWN 37% as compared to 5.8 month supply from this month last year.
