The <a href="http://www.dfwteamrealty.com/home-search" target="_new">White Rock area</a> of Dallas includes the neighborhoods of Lakewood, the &#8216;M Streets&#8217;, Lower Greenville, and the surrounding neighborhoods. Compared to last year&#8217;s YTD, overall home sales were at 442, which is a 36% change. The total dollar volume of homes sold this month was $57,286,776 which is a 57% change over the same month last year. Overall, the total dollar sales were at $110,971,172, which is a 33% change.</p>
<p>New real estate listings in the Lakewood and &#8216;M Streets&#8217; areas experienced a -16% change compared to the same month last year with 329 homes listed. Compared to last year&#8217;s year-to-date, overall home listings underwent a -3% change, at 902 homes listed so far this year. Listings pending sales this month experienced a 35% change, with 185 homes contracted, while listings under contract for the YTD experienced a 38% change, with 465 homes under contract.</p>
<p>The average sales price of a home in the <a href="http://www.dfwteamrealty.com/home-search" target="_new">Lakewood and M Streets</a> areas was $268,952, a 12% change from this month last year. For the YTD, the average sales price was $251,066, a -2% change. Sellers received 96% of their asking price this month, which is a 1% change from last year. For the year-to-date, sellers received 96% of their asking price, which is a 1% change. This month, homes spent an average of 90 days on the market until sold, which was a -13% change from last year. Overall this year, the average number of days on the market was 95, a change of -10%.</p>
<p>The current supply of active listings on the market this month was 808 homes, a change of -28% from the same month last year. For the YTD, the supply of active listings on the market was 788, which is a -25% change. There was a 5.3 months’ supply of homes on the market, which is a -36% change from last year. For the overall year, there was a 5.2 months’ supply of homes on the market, a -33% change. The average price per square foot was $135 this month; a 10% change from last year. For the year-to-date, the average price per square foot was at $129, which is an overall change of -2%.</p>

One thing to remember is that it&#8217;s important to have your financing and pre-qualification work in process to ensure a smooth transaction. The Texas home market in the DFW Metroplex has improved over last year in the first quarter of this year. The total dollar volume of homes sold this month was $3,697,197 which is a -72% change over the same month last year. Overall, the total dollar sales were at $11,924,191, which is a -37% change.</p>
<p>New real estate listings in the Oak Lawn and Turtle Creek areas experienced a -13% change compared to the same month last year with 21 homes listed. Compared to last year&#8217;s year-to-date, overall home listings underwent a -3% change, at 59 homes listed so far this year. Listings pending sales this month experienced no change, with 10 homes contracted, while listings under contract for the YTD experienced a 29% change, with 22 homes under contract.</p>
<p>The average sales price of a home in the <a href="http://www.dfwteamrealty.com/home-search" target="_new">Oak Lawn and Turtle Creek</a> areas was $528,171, a -68% change from this month last year. For the YTD, the average sales price was $701,423, a -48% change. Sellers received 96% of their asking price this month, which is a -1% change from last year. For the year-to-date, sellers received 98% of their asking price, which is a 1% change. This month, homes spent an average of 60 days on the market until sold, which was a -37% change from last year. Overall this year, the average number of days on the market was 75, a change of -25%.</p>
<p>The current supply of active listings on the market this month was 65 homes, a change of -10% from the same month last year. For the YTD, the supply of active listings on the market was 62, which is a -9% change. There was a 11.6 months’ supply of homes on the market, which is a -16% change from last year. For the overall year, there was a 11.1 months’ supply of homes on the market, a -16% change. The average price per square foot was $178 this month; a -58% change from last year. For the year-to-date, the average price per square foot was at $240, which is an overall change of -38%.</p>

			<content:encoded><![CDATA[<p><strong>Real Estate Sales Growth for the Top 10 areas in Dallas was up an average of 21% in the first quarter of 2012.</strong> The McKinney area experienced the most overall real estate sales growth with an increase of 35% compared to last year, selling $99.7 million this quarter. McKinney also lead in the growth of homes sold, selling 446 homes, which was a 39% increase.</p>
<p>Park Cities was the overall area leader in total dollar sales with $189.3 million in home sales, a 33% increase over last year. Following in second place was the Frisco area with $170.5 million in home sales, a 6% increase. In third place was the South Denton County area including Flowermound, Highland Village, and Lewisville homes selling $153.9 million, which is a 21% increase.</p>
<p>The greatest number of homes sold was in the South Denton County area of Flowermound, Highland Village, and Lewisville, with 662 homes selling. That is a 26% increase in homes sold compared to last year. Frisco was in second place, selling 584 homes, which is a 6% increase. In third place was North Denton County, including Denton and Little Elm, selling 578 homes, increasing real estate sales 29% from last year.</p>
<p>Park Cities homes lead in the highest average price at $1,051,933, a 2% increase over last year. Following in second place were Preston Hollow homes, selling at an average of $675,643, a 15% decrease. In third place was Addison homes selling at an average of $316,961 a 6% increase in real estate sales prices.</p>

<p>The average sales price of a home in Wood County was $248,800, a 81% change from this month last year. Overall, for 2012, the average sales price was $104,232 , a -22% change. Sellers received 89% of their asking price this month, which is a -3% change from last year. For the year to date, sellers received 91%  of their asking price, which is a -2% change. This month, homes spent an average of 102 days on the market until sold, which was a 4% change from last year. For the year to date, the average number of days on the market was 143, an overall change of 21%.</p>
<p>The current supply of active listings on the market this month was 174  homes. This is a change of -5% from the same month last year. For the year to date, the supply of active listings on the market was 166, which is a -12% change. For the year to date, overall home sales were at 179 homes sold, a 34% change from last year. White Settlement Texas Real Estate total dollar volume of homes sold this month was $10,169,040 which is a 97% change from this month last year. For the year to date, the total dollar sales were at $25,458,275, which is a 64%  change.</p>
<p> The Texas home market for the first quarter 2012 in the DFW Metroplex is overall improved over the last year. With both prices and interest rates at historic lows, this is an idea time to purchase for both new home owners and current home owners moving to larger homes. The key is to have your financing and prequalification work in process to insure a smooth transaction. 			<content:encoded><![CDATA[<p><strong>Southlake Texas Real Estate Sales were up 6% in March 2012</strong> over the same month last year with 36 homes selling this month! For the year to date, overall home sales were at 77 homes sold, a 20% change from last year. Southlake Texas Real Estate total dollar volume of homes sold this month was $21,840,660 which is a 25% change from this month last year. For the year to date, the total dollar sales were at $42,470,505, which is a 26%  change.</p>
<p> The Texas home market for the first quarter 2012 in the DFW Metroplex is overall improved over the last year. With both prices and interest rates at historic lows, this is an idea time to purchase for both new home owners and current home owners moving to larger homes. The key is to have your financing and prequalification work in process to insure a smooth transaction. As the spring begins and school ends more homes with be put on the market and more prospective buyer will be looking for homes. Traditionally the second and third quarters are the busiest in the real estate industry</p>
<p>New Southlake Texas Real Estate listings experienced a 7% change for the same period last year with 108  homes listed this month. For the year to date, overall home listings underwent a 18% change with 263 homes listed this year. Listings pending sales this month underwent a 48% change, with 46 homes contracted. Listings under contract for the year to date experienced a 46% change, with 95 homes under contract for this month.</p>
<p>The average sales price of a home in Southlake was $606,685, a 18% change from this month last year. Overall, for 2012, the average sales price was $551,565 , a 4% change. Sellers received 97% of their asking price this month, which is a 1% change from last year. For the year to date, sellers received 97%  of their asking price, which is a 1% change. This month, homes spent an average of 68 days on the market until sold, which was a -21% change from last year. For the year to date, the average number of days on the market was 82, an overall change of -13%.</p>
<p>The current supply of active listings on the market this month was 251  homes. This is a change of -9% from the same month last year. For the year to date, the supply of active listings on the market was 232, which is a -9% change. This month there was a 6.5 months’ supply of homes on the market; this was a -20%  change from last year. For the year to date, there was a 6. months’ supply of homes on the market, which is a -20% change from the same period last year. The average price per square foot was $146 this month; a 12% change from last year. For the year to date, the average price per square foot was $138, a change of 6% .</p>
