So far this year, overall home listings have decreased 23%, with 128 homes listed. The number of listings under contract decreased 24% this month, with 61 homes contracted. The number of listings under contract for the year to date decreased 16%, with 118 homes under contract. The current supply of active listings on the market this month was 105 homes, a 30% decrease from the same month last year. There was a 1.6 month supply of homes on the market, which is a 43% decrease from last year.

    The average sales price of a home in the Denton area this month was $163,885, up 26% from this month last year. For the year 2014, the average sales price was down 15%, at $152,987.
