Dallas Northwest, Texas Home Values report for November 2015

Housing sales in November 2015 in Dallas Northwest went down 18%, with 55 homes sold. Houses sold so far this year dropped 4% compared to the same period last year, with 731 properties sold.

In November 2015, 62 new properties were listed in Dallas Northwest. New housing properties listed in Dallas Northwest dipped 5% this month. Year-to-date new listings are at 946 in all, which is a 3% fall compared to the same period last year. Listings under contract in November of this year in Dallas Northwest fell 31%, with 49 homes currently listed under contract in November of this year. Listed houses under contract so far this year declined 4% relative to the same month last year, with 728 houses sold. The average price for a home was about $347,166 in November 2015, a 26% rise from a month ago. Cumulatively this year, houses sold gained 8% compared to the same month last year, with the average home sales price at $315,654.

Percentage of original list prices received in total for this year rose 1% compared to the same period last year, with buyers receiving 97% of their original price. The percentage of asking price received by buyers in Dallas Northwest gained 0% in November of this year, with percentage of original list prices received at 96%. The days on market until sale in November 2015 in Dallas Northwest dipped 15%, at 39 days on market until sale. Days on market until sale in total for this year went down 17% compared to the same period last year, at 33 days on market until sale. This month, the market supply of homes was 132 properties. The current supply of active listings on the market in Dallas Northwest dropped 15%. This month there was a 2.0 month supply of houses, a 16% fall from a month ago.
