There was a 2.6 month supply of homes on the market, which is a 23% increase from last year.

    The average sales price of a home in the Allen area this month was $323,861, up 12% from this month last year. For the year 2014, the average sales price was up 7%, at $294,562. On average, sellers have received 98% of their asking price this month, which is an increase of 1% from last year. For the year to date, sellers received 98% of their asking price, a change of 1%.     Allen home sales were down 2% in May 2014 compared to the same month last year with 144 homes selling this month. So far this year, there have been 530 home sales, which is a decrease of 10% from last year.

    New real estate listings in the Allen area have increased 9%, with 218 homes listed this month, compared to the same period last year. So far this year, overall home listings have increased 4%, with 836 homes listed. The number of listings under contract decreased 25% this month, with 132 homes contracted. The number of listings under contract for the year to date decreased 14%, with 614 homes under contract. The current supply of active listings on the market this month was 297 homes, a 29% increase from the same month last year. There was a 2.4 month supply of homes on the market, which is a 27% increase from last year.

    The average sales price of a home in the Allen area this month was $295,767, up 6% from this month last year. For the year 2014, the average sales price was up 6%, at $287,759. On average, sellers have received 98% of their asking price this month, which is an increase of 1% from last year. For the year to date, sellers received 98% of their asking price, a change of 1%. This month, homes spent an average of 31 days on the market until sold, which represents a decrease of 6% from last year.     We’ve ranked the top 10 subdivisions in Allen, Texas based on home sales in 2013. The Twin Creeks subdivision topped the list in total dollar sales in 2013, selling $82.3 million dollars in homes. There were 202 homes sold at an average sales price of $407,864. Second on the list in total dollar sales was Waterford Park, selling $16.7 million dollars in homes. 44 homes were sold in Waterford Park, at an average sales price of $380,282. Lost Creek Ranch ranks third on the list of total dollar sales at $15 million. There were 70 homes sold in Lost Creek Ranch, with an average sales price of $215,406.

    Quail Run was fourth on the list of total dollar sales in 2013, selling $14 million dollars in homes. There were 42 homes sold at an average sales price of $334,774. Next on the list in total dollar sales was Suncreek, selling $12 million dollars in homes. 42 homes were sold in Suncreek, at an average sales price of $287,658. The number of listings under contract for the year to date decreased 20%, with 190 homes under contract. The current supply of active listings on the market this month was 186 homes, a 20% decrease from the same month last year. There was a 1.5 month supply of homes on the market, which is a 27% decrease from last year.

    The average sales price of a home in the Allen area this month was $284,171, up 11% from this month last year. For the year 2014, the average sales price was up 5%, at $274,573. On average, sellers have received 98% of their asking price this month, which is an increase of 2% from last year. For the year to date, sellers received 97% of their asking price, a change of 2%.
