Addison, Texas Home Values report for December 2014

Addison home sales went up 11% in December 2014, with 131 homes sold during December. Overall this year, housing sales decreased 4% compared to the same month last year, with 1,867 homes sold.

Year-to-date there, have been 2,292 new listings in all, which is a 0% dip compared to the same month last year. New houses listed in Addison increased 38% this month, with 101 properties listed in December 2014. Listings under contract in Addison rose 30% this month, with 108 houses currently listed under contract. So far this year, current listings under contract have reached 1,810 in all, which is a 3% drop from last year. The average home sales price in Addison gained 21% . Overall this year, homes sold rose 8% compared to the same month last year, with the average home sales price at $327,367.

The average percentage of original list prices received year-to-date is 97%, which is a 2% increase from a year ago. The percentage of asking price received by buyers this month increased 0%, with percentage of asking price received at 96%. The days on market until sale in Addison went down 5%, at 52 days on market until sale. Days on market until sale in total for this year went down 19% compared to the same period last year, at 41 days on market until sale. During December, the market supply of homes for properties in Addison was 234 properties. The market inventory of available homes in Addison went down 15% this December. There was a 1.6 month supply of houses in December of this year. The month supply of houses in Addison decreased 11%.
